Our Design Process

A consistent and efficient discovery and design process is the key to creating an effective result. We work closely with you every step of the way, never losing sight of the goal of creating a work product that delivers functionality, reliability, and value. Here’s how we do it.

  • A project team is assembled, matching the right expertise and experience with the client’s needs.
  • The team meets with the client to discuss and clarify the project’s scope, budget, and schedule.
  • Project reporting processes and decision-making protocols are established.
  • If necessary, we identify and select sub-consultants, each of whom will be required to meet strict CAD design standards, and to utilize project-approved software.
  • We review relevant reports, studies and plans such as previous master plans, renovations, mechanical and electrical system and maintenance upgrades, building plans and documents, asbestos and lead paint surveys, historical records and client standards and guidelines.
  • The result is a detailed, multi-phased work plan that serves as a guide throughout the project, identifying and documenting operational and strategic objectives.
  • Systems schematics and outline specifications are prepared.
  • Schematic estimates of construction costs (based on identified project scope) are prepared.
  • A schematic report, outline specifications and engineer’s estimates of probable construction costs are created based on client priorities and budget.
  • We prepare design development floor plans and system schematics, identifying equipment locations, utility distribution routing, systems zoning and project phasing.
  • Previous needs assessments are reviewed and adjusted, schematic phase needs are established, and client design concerns are addressed.
  • A first draft of technical specifications for systems materials and installation requirements is prepared.
  • More detailed estimates of probable construction costs are developed.
  • A design development review meeting is held to review value engineering options, assess systems design, finalize packaging of contract documents, and refine the project schedule. Design development plans and technical specifications are prepared for review and approval by the client.
  • Contract documents are prepared for competitive bidding based on approved design development documents.
  • Bid packages are prepared to accommodate project scheduling.
  • Updated estimates of probable construction costs are prepared based on refinement of project scope and to account for contingencies.
  • Team members attend pre-bid conferences and walk-throughs with contractors and suppliers.
  • Addenda required for clarifications to the bidding documents are prepared and submitted.
  • We review bids and make recommendations to the client for the awarding of contracts.
  • We review shop drawings and the contractor’s installation schedule to ensure they match up with design and project objectives.
  • Our project managers attend scheduled project meetings and prepare meeting minutes.
  • We conduct periodic pre-approved site visits to review work progress, verify installation conformance to contract documents, and approve progress payment schedule.
  • On-site systems start-up training sessions are scheduled with contractors, suppliers and owner representatives.
  • We conduct final site observation inspection and completion of documentation.
  • We recommend that we be retained to provide commissioning for your electrical building systems in order to confirm that these systems are installed and performing to the standards for which they were designed.
  • The commissioning process involves ongoing interaction with the client and the installing contractors during the construction phase of a project. This includes installation verification, operational performance testing, functional performance testing, owner training, and preparation of a final commissioning report to include documentation compiled during the commissioning process.
